They need to feel neat. Imagine some items you find in a higher-end hotel and incorporate them into your home to stage it. Get some luxurious throw blankets on the sofa. Add oversized feathered pillows to the bed, making it look beyond comfortable. Add a nice towel in the bathroom. All these items will make a difference appealing to the potential buyers senses.
Make it A Party Instead of Another Open House
Depending on the situation in your neighborhood, you may consider making it more of a BBQ by hosting it in the afternoon or cocktail party by hosting it in the evening. This will not only be memorable to your guests, but it will allow them to get a sense of what living in the home will really feel like.
